For licensed agents whose leads aren't turning into closings
I challenge you to makemore real estate sales.

The real problem
Most agents don't have a lead problem.
You know the buyer. They commented on a house, asked for the info, and you sent it. Then nothing.
Or they picked up, loved it, and said "check back with me next week." Two months later you call and hear, "Oh, we already bought."
They didn't stop buying. Somebody else led them. Here's what I tell my team: it's not the market. It's your ability to lead the conversation.
2 deals
It was just reported: the typical agent in their first two years closed 2 deals in all of 2025.
National Association of Realtors, 2026 Member Profile (median transaction sides)
That's not because they had no leads.
The shift
Agents who close don't convince. They lead.
Most agents were trained to sell with information. Send the details, answer every question, show one more house. It feels like hard work. It's also why buyers go quiet.
The old way
×Chase more leads
×Send the info and wait
×Ask questions like an interview
×Sound like a brochure
×Hang up with "I'll check back next week"
How my team does it
Work the leads you already have
Get the conversation first
Connect, then climb the ladder
Sit on the buyer's side of the table
Book it before you hang up
People don't like to feel sold. They like to feel heard.
It took me three years in the business to learn that. On November 11, you'll hear what it sounds like on a real call.

What you'll walk away with
Where your deals are actually leaking.
It's almost never the number of leads. The leaks are probably the reason you didn't have a bigger year. I'll show you the three places most agents lose the buyer, and how to tell which one is yours.
The first-call ladder my team climbs on every call.
Five rungs, in order. Skip the first one and you get "check back next week." I'll run a real first call and stop it right where most agents fall off.
The 48-hour rule.
Why a showing that's a week out is already a no, and the one line my team says when a buyer tries to push it.
Why sounding like a brochure costs you the deal.
The more you explain, the less they buy. What to do instead, so buyers feel heard instead of sold.
The text that brings a quiet buyer back.
Bring your phone. We'll write it together, live, and you can send it before we hang up.
This isn't theory. It's what my team runs every week, and it's working for people in our program.
C
Carlos
$30,000 in his first 90 days
Carlos was working 10-hour days at a railroad job, making $3,000 a month. He started with zero experience. In his first 90 days with us he made $30,000, and now he does this full time and gets more time with his family.
J
Jessica
$25,000+ in commissions pending
Three weeks into our program, Jessica has over $25,000 in commissions pending.
Carlos and Jessica are real people in our program, shared with their permission. Their results are not typical. The median agent with two years or less in the business made $8,000 in 2025 (NAR). What you earn depends on your market, effort, experience and consistency. This training does not guarantee any income or result.
Who's teaching
I'm Mark Rogel.
Four years ago I was the new guy in an office full of top producers. They'd invite me to make calls with them, and I was too scared to say yes.
Early on I went six months without a single deal. So I made one rule: win the day. The top agents called six hours a day, so I called eight.
Then I paid to learn how to sell, and paid again to take it a second time. My whole language changed. That's when my business turned.
Today I run a team in the Inland Empire and co-own @ierealtors, a new-construction page where buyers come to us through Instagram every week. I train my agents on this every week, in English and in Spanish.
See you on the 11th.
Is this for you?
Built for three kinds of agents.
Agent 1
You just got licensed.
You're doing everything they told you to do. Open houses, posts, calls. You're still waiting on your first few closings.
Agent 2
You're producing, but stuck.
Every year ends at about the same number of deals, no matter how many leads come in.
Agent 3
Your leads keep going cold.
They comment, they ask for the price, they say "next week." Then they disappear.
Not for you if
×You're not licensed yet. This one is built for licensed agents.
×You want someone to hand you leads. This is about closing the ones you already have.
Quick answers
Is it really free? +
Yes. No card, no catch. At the end I'll tell you about my 6-week challenge. You don't need it to use what I teach.
I'm not a natural salesperson. Will this work for me? +
I wasn't either. I was scared to make cold calls. Confidence is built through reps, and that's what we'll do on this call.
I've been licensed six months and have nothing to show for it. +
I went six months with nothing too. These are seasons. Most of the delay comes from overthinking, so we'll work on your next step, not step 10.
I'm brand new. Is this too advanced? +
It's built for new agents. If you have even a few leads, you'll use it the same day.
I've been licensed for years. Is this too basic? +
If every year ends at the same number of deals, the leak is usually after the lead comes in. That's what this whole call is about.
Isn't the end of the year a slow time? +
Most agents treat it that way. I tell my team the opposite: don't see it as the end of the year. This could be the start of a run.
What if I can't make it live? +
Register anyway and I'll text you the replay. It stays up for 48 hours.
Where is it, and what time is that for me? +
On Zoom. 11 AM Pacific, 12 PM Mountain, 1 PM Central, 2 PM Eastern. Your link comes by text and email as soon as you register.
Is there Spanish? +
The training is in English, and I'll answer questions in Spanish at the end. Hablo español.
Do I have to join your team? +
No. This is a training, not a recruiting call.
Two ways this goes.
Worst case
You show up live and leave with the first-call ladder, the 48-hour rule, and a message already sent to a buyer who went quiet.
Best case
November stops being the end of your year and becomes the start of your run.
